I've Bought OVER 150 Properties In Canada

(But I Can't Anymore...)
Canada is a wonderful country to live in and raise a family ...
Maybe even to invest in.
But I feel that door is closing.
When I started investing in 2012, buying quality single family rental and having them cash was a THING!
It was possible!!
Those days started to end around 2018-2019 when the housing market just started it's madness.
So with my premiere strategy dying off, I pivoted to Duplex conversions ...
Hey, it was still in the "single family" bracket - I figured.
And it worked great!
Until about 2021, where again ...
Property values rose so high, so quick, without rents being able to keep up that THESE types of properties we're also impossible to cash flow.

So here we are now in Ontario and most of Canada.

NOTHING. FUCKING. CASH FLOWS!
Not if you want quality single fam and small multi properties that is!
I mean, large multi family buildings COULD still cash flow ...
But this is an asset class (really a tenant class) that I don't personally like AND ...
They cost a FUCK ton of money with super low and crappy cap rates.
"That's it!" - I said
I need to go down to the states where properties are WAY cheaper for what you get, rents are higher AND most importantly ...
Taxes are lower and landlord rights are waaaaaaaaaayyyyyyyy better!
Like, night and day better!
If you want to scale your real estate business, have your/your partners money go farther, pay lower taxes and have more rights as a landlord ...
